Clearing a loved one’s home after they die is one of the hardest jobs a family takes on. It is practical work, full of boxes and decisions, but every drawer can bring back a memory. In Ontario there are also legal and financial steps that shape what you can do and when. This post walks through the process the way most families experience it, from the first days to the moment the home is ready to sell. It is general information, so check legal questions with the estate’s lawyer.

## The First Few Days

Before anything else, take care of the people. Then take care of the house:

- Lock up and check doors and windows
- Remove perishable food from the fridge and cupboards
- Check for leaks, and keep heat on in cold months
- Collect mail and important papers
- Let the home insurer know the house is vacant

If your loved one died at home and was not found right away, part of the home may need professional remediation first. That is a biohazard job, not something family should handle.

## Who Is in Charge

The person named in the will as executor, called the estate trustee in Ontario, is responsible for the estate, including the home and its contents. If there is no will, someone may need to apply to be appointed. Executors can usually take protective steps right away. Distributing or selling belongings often waits until their authority is confirmed. Our

## Sorting: Keep, Give, Donate, Discard

| Category | What usually goes here |
| --- | --- |
| Documents | Will, deeds, bank and tax records, insurance, ID |
| Valuables | Jewellery, cash, collectibles, art |
| Beneficiary items | Anything named in the will or agreed by family |
| Keepsakes | Photos, letters, recipes, small personal items |
| Donations | Usable furniture, clothing, housewares, books |
| Disposal | Items that cannot be reused or donated |

Take photos of each room before you start. They help with the estate inventory and prevent disagreements later.

> **Go slowly with the small things**
>
> In our experience, the items families treasure most are rarely the valuable ones. A recipe card, a voice on an old answering machine, a note in a coat pocket. Check everything.

## When Family Cannot Agree

Grief and history can make sorting tense. A few simple rules help: decide in advance who chooses first, use labels with each person’s name, photograph disputed items and set them aside rather than arguing on the spot. Family members who live far away can choose from photo inventories. A neutral crew lead on site often keeps conversations calmer.

## Clearing and Preparing for Sale

Once family items are chosen, the rest is donated, recycled or disposed of, with records kept for the estate. Then the home is cleaned, odours treated and any repairs noted for the realtor. Most family homes in the GTA take 2 to 4 days to clear with a crew, and our guide to

## When the Home Was Hoarded

Sometimes families only discover the extent of the problem after a death. Rooms that were closed for years, a full basement, signs of pests or mold. That changes the job, but it does not change the goal. A crew trained for

can sort carefully, protect valuables and documents and make the home safe before it goes on the market.

## Give Yourself Time

There is no right speed for this. Some families clear a home in a week. Others need a few months before they can open certain doors. If a sale deadline or a vacant-home insurance condition is pushing you, protective steps can happen now and the emotional sorting can happen later.
