These figures reflect the work our crews do across Toronto and the GTA. Prices from other companies may be structured differently, which is why comparing what is included matters as much as comparing the number.

## The Five Things That Move the Price

**1\. Square footage and rooms affected.** More rooms means more crew hours. A whole house costs more than a hallway and kitchen.

**2\. Hoarding level.** On the 1 to 5 scale, level 3 homes still have paths and usable rooms. Level 5 homes need exits cleared before anything else and take much longer to sort.

**3\. Biohazards and pests.** Waste, droppings, mold, sharps or decomposition require full PPE, containment and licensed disposal. That adds cost, and it is priced as its own line.

**4\. Disposal weight.** Transfer station fees follow weight. Paper and books are heavy. Donations and recycling bring this line down.

**5\. Access and deadlines.** Walk-ups, condo elevator bookings and Property Standards Order deadlines that need a 72-hour start all add time.
