## Selling a Hoarded Home Without Losing Value

Preparing a hoarded home for sale is one of the most common reasons families and executors call us. The house may belong to a parent moving into care, an estate, or an owner who simply wants a fresh start. Whatever the reason, the goal is the same: get the home cleared, safe, odour-free and photo-ready without losing what matters or giving buyers reasons to cut their offer. A

## The Right Order: Clear, Decontaminate, Deodorize, Repair

Doing these steps out of order wastes money. Painting before odour is treated traps the smell. Replacing flooring before the subfloor is checked hides the problem for the buyer’s inspector to find.

1.  **Clear.** Sort with family into keep, donate and discard. Set aside documents and valuables. Remove everything that is not staying.
2.  **Decontaminate.** Remove droppings, waste and mold. Disinfect hard surfaces. Remove porous materials that cannot be saved.
3.  **Deodorize.** Remove odour at the source, then treat the air and seal surfaces that hold odour.

A typical schedule for a three-bedroom house looks like this:
