## Before Day One: The Assessment and the Plan

Letting strangers into a hoarded home is one of the hardest steps a person or family can take. Knowing exactly what will happen, and when, takes a lot of the fear out of it. This guide walks through a typical

whole-house hoarding cleanup

from the first visit to the final walkthrough, based on how our crews work across Toronto and the GTA.

The process starts with a free assessment. A crew lead visits in an unmarked vehicle and in plain clothes, walks each room with you, notes hazards like mold, pests, waste or blocked exits, and asks what matters most. You then receive a written scope listing each room, crew size, days on site, the sorting plan, disposal and price. Nothing is scheduled until you agree to it.

## Day One: Arrival, Safety and First Decisions

**Arrival.** The crew arrives in plain white vans with no lettering, usually two to six people depending on the job. They introduce themselves to you and the resident, then change into Tyvek suits, gloves and respirators inside the home, not on the driveway.

**Setup.** HEPA negative air machines go in the first work area, and poly sheeting may seal off rooms with mold or heavy droppings. Floors and stair rails are protected where needed.

**Safety first.** The first hours usually focus on exits, hallways and stairs, so everyone can move safely. Areas around the furnace and electrical panel come next.

**First sorting.** Sorting begins in a room the resident is most comfortable with, often a hallway or kitchen. Items are brought to a table so the resident does not have to climb over piles.

## Middle Days: Sorting, Clearing and Decontamination

| What happens | Who is involved | What you will notice |
| --- | --- | --- |
| Sorting room by room | Resident or family with crew lead | Labelled keep, donate and discard areas |
| Hand-sorting keepsakes | Crew, with family approval | Boxes of photos, papers and valuables set aside |
| Loading and hauling | Crew | Sealed bags leaving by side door or garage |
| Decontamination | Crew in full PPE | Disinfectant smell, air machines running |
| Pest follow-up | Exterminator | A short visit, sometimes a few hours out of rooms |
| Daily update | Crew lead to family contact | A short summary of progress and next steps |

Sorting works in short sessions. Most residents manage two to three hours at a time, with breaks. While they rest, the crew carries out bags, cleans cleared areas and starts disinfection. Anything you are unsure about goes into the hold box, photographed, so decisions do not stall the whole day.

> **Nothing goes without a yes**
>
> If you ever feel rushed, say so. The crew lead will slow down. The schedule has room for it.

## Odour and Disinfection

Once a room is cleared, the crew cleans hard surfaces, then disinfects with quaternary ammonium or sodium hypochlorite at the right contact time. Porous items that absorbed waste or moisture, like stained carpet or mattresses, are removed with your approval. Odour is treated at its source, sometimes with hydroxyl generators running overnight. You may smell cleaning products for a day or two, but the old odour should be gone.

## Final Day: Walkthrough and Handoff

On the last day, the crew lead walks every room with you. You check that the exits are clear, the kitchen and bathroom work and kept items are where you want them. Any touch-ups are done on the spot. Then you receive your documents: a summary of work, before and after photos, weigh tickets for disposal, a list of where donations went, and any biohazard manifests. If a Property Standards Order, insurer or executor is involved, their letter or report is included too.

## How It Usually Feels

Families often describe the first day as the hardest and the last day as a relief they did not expect. Many residents surprise themselves with how much they are willing to let go once they feel in control of the decisions. Some find it tiring and emotional, and that is normal. Our crews are used to tears, long pauses and stories about the things being sorted, and they make room for all of it.

Quick Answers

## What to Expect During a Hoarding Cleanup: Common Questions

### Will you throw everything out?

No. Every item is sorted with the family, resident or executor into keep, donate or discard. Photos, documents, cash, jewellery and keepsakes are hand-sorted, and anything uncertain goes in a hold box for later.

### Do I need to be there?

Someone who can make decisions should be there for sorting days, usually the first one or two. You do not need to be present for disinfection, odour treatment or hauling, and many families step out for those.

### Will neighbours know?

We work hard to make sure they do not. Vans are unmarked, crews dress in plain clothes outside and change into PPE inside, and bags leave in plain boxes through the most private exit. Most neighbours assume it is a move or renovation.
