Pricing Notes

## 6 Things to Know About Our Pricing

- Pricing published, never gated. No phone call needed to see a number.
- Free in-home discreet assessment in an unmarked vehicle, anywhere in the GTA.
- PSO compliance letter included with every landlord cleanup.
- Most PSOs give 7-30 days; a city-forced cleanup often costs 5-10x a documented quote.
- Every job is quoted as a written, itemized scope. We never quote by the truckload.
- Written workmanship warranty on every cleanup.

## What Affects Your Quote

### Square footage and hoarding level

A cluttered single room and a level 5 detached house are different jobs. We rate each room on the Clutter Image Rating scale and price the crew hours that level really takes.

### Biohazard presence and PPE level

Waste, sharps, mold, decomposition or heavy droppings mean Tyvek, P100 respirators, HEPA containment and manifested disposal. That adds chemistry, time and carrier fees.

### Disposal weight and access

Stairs, condo elevators, street parking and the final weight at the transfer station all move the number. Weigh tickets are kept so you can see exactly what left.

Urgent Compliance

### Property Standards Order? Compare the Real Cost

Most Toronto PSOs give 7 to 30 days. A city-forced cleanup after a missed deadline often costs 5 to 10 times a documented private quote, keeps almost nothing and can be added to your property tax bill. A private cleanup with a compliance letter is almost always the cheaper path.

- On-site assessment within 24 hours of your call
- Cleanup start within 72 hours when the deadline is binding
- Itemized scope matched line by line to the Toronto Municipal Code Chapter 629 order
- Compliance letter, photo log and carrier manifests included

Clear Answers

## Pricing FAQs

### Why do you publish prices when other companies do not?

Because people dealing with a hoarded home, a death or a city order are already stressed, and a hidden price adds to it. Our bands are real, and most jobs land inside them. The written scope after a free assessment sets your exact number.

### What is included in the price?

Crew labour, PPE, equipment, disinfection, standard disposal and documentation. Biohazard disposal through a licensed carrier, fixture replacement and specialist trades are listed as separate lines when they apply, so nothing is hidden.

### Do you charge for the assessment?

No. The in-home discreet assessment is free and comes with a written quote and no obligation.

### Do prices change on the day?

No. The scope is fixed before work begins. If we find something truly new, like a hidden leak or sharps, we stop, explain and get your approval in writing before doing anything extra.

### Can we pay in stages or through the estate?

Yes. Large jobs can be split into stages, and estate jobs are often paid from the estate account. We accept cash, credit card and e-transfer, and coordinate directly with insurers when a claim applies.

### How does a Property Standards Order change the price?

The scope follows the order, and a binding deadline may need a larger crew for a short window. The PSO compliance letter is always included with landlord cleanups at no extra charge.
