Jobs here are often about family as much as stuff. These four kinds of work come up most.

### Post-War Bungalow and Basement Clearing

Post-war bungalow and basement clearing is the most common job we do in Wexford, Agincourt and Cliffside. These homes usually have a full basement, a single main floor and sometimes a garage or shed, and all three tend to fill. We clear in a set order: main-floor exits and hallways first for safety, then the kitchen and bathroom so the home stays usable, then bedrooms, then the basement and garage. Basement stairs in these homes are often steep and narrow, so crews take more trips with lighter loads. Every box is opened and sorted with the family, because decades-old basements hide photos, documents and heirlooms.

### Family-Mediated Sorting

Family-mediated sorting is where our crew lead earns their keep. Many jobs involve an older parent and two or three adult children with different ideas about what matters. Before work starts, we agree simple rules with everyone: safety items are non-negotiable, the parent decides on personal belongings, and disputed items go to a hold box with a photo. During the work, the crew lead keeps conversations calm and practical. Updates go to one family contact so siblings hear the same facts. It takes a little longer than a forced clearout, but families stay on speaking terms.

### Basement Moisture and Mold Containment

Basement moisture and mold containment is built into most of our scopes here. Older foundations, unfinished concrete floors and boxes stacked against outside walls create the perfect setting for mold. Before we move stored items, we check walls and floors with moisture meters. Where mold is present, we set up poly containment and HEPA negative air, bag affected cardboard and fabric, and clean and treat the concrete. We note any active leaks, cracked foundation walls or failed weeping tile for the owner. Keepsakes that got damp are dried and cleaned where possible, and we tell you honestly when something cannot be saved.

### Senior Discharge-Ready Cleanups

Senior discharge-ready cleanups are urgent and common in the district. When a parent is in Scarborough General, Centenary or Birchmount after a fall, the hospital discharge planner often wants safe paths, a clear bathroom and a usable kitchen before they go home. We work to that date. Crews clear walkways at least a metre wide, remove trip hazards on stairs, make the bathroom and bed safe, and put daily essentials at reachable heights. We send photos to the family and, with permission, to the discharge planner. After discharge, we can come back and continue at a slower pace with the parent involved.

Climate, Buildings and Chemistry

## Why Toronto Realities Hit Scarborough Homes Hard

The area's post-war bungalows were built with basements meant for storage, and over 50 or 60 years, many became exactly that. Boxes go down, few come back up. Concrete walls stay cool, and in humid summers condensation forms behind whatever is stacked against them. Cardboard wicks it up, mold follows and the musty smell climbs the stairs.

The Scarborough Bluffs and the Rouge valleys bring clay soils and high water tables in places, which can push moisture through older foundations during spring melt and heavy rain.
