4 Types of Hoarding Junk Removal We Provide
Junk removal is the last step of most hoarding jobs, and sometimes the only one a family needs. These four types cover how we do it.
Post-Cleanup Removal (Final Haul After Sorting and Decontamination)
Post-cleanup removal is the final haul once sorting and decontamination are done. By this point the family has chosen what stays, donations are boxed, and anything hazardous has been bagged and manifested. Our crew loads the remaining bags, furniture and debris into an unmarked box truck, keeping loading time on the street short. We separate metal, electronics and cardboard for recycling and drop donations at the right charities on the way. The home is swept and photographed when the last load leaves. Because the work before it was done properly, this step is fast, usually a single day, and it closes out the project cleanly.
Truckload vs Scope Pricing (Why We Quote by Documented Scope)
Truckload versus scope pricing is the biggest difference between us and a general junk company. Truckload pricing charges per load, and in a hoarded home it is easy to underestimate. Paper and books are heavy, basements hide more than they show, and extras like stairs or disposal surcharges get added on the day. A scope-based quote is built from the assessment: the rooms, estimated volume, access, hazards, crew size and disposal route, all written down. You approve one number. If we underestimate, that is on us. Ask any company you are comparing for the same thing in writing, and see which quote holds.
Licensed Landfill & Transfer Station Disposal (Weigh Tickets Kept)
Licensed landfill and transfer station disposal keeps you clear of illegal dumping and surprise fines. Loads go to City of Toronto Solid Waste Management Services facilities, such as the Disco Road transfer station or Commissioners Street, or to licensed regional sites for Peel, York and Halton jobs. Each load is weighed, and we keep the weigh ticket. Paints, propane, batteries and chemicals are separated and taken to household hazardous waste drop-offs. Biohazard waste never goes in these loads. It leaves with a licensed carrier and a manifest. This paper trail matters to executors, landlords and insurers who need to show disposal was legal.
Same-Day Insurance Documentation (Photos and Disposal Records)
Same-day insurance documentation means you are not chasing paperwork weeks later. Before loading, we photograph each room and the contents leaving, with date stamps. After the last load, we photograph the empty, swept space. The insurance photo log, weigh tickets and a short summary of what was removed are sent to you the same day, ready to forward to an adjuster, estate lawyer or property manager. When the haul is part of a covered loss, such as a burst pipe or fire, this record supports the claim. When it is part of a Property Standards Order, it shows the inspector that the yard or unit was cleared.
When Toronto Properties Need Hoarding Junk Removal Fast
Family-Led Sort With Haul After the Decisions Are Made
Symptom: A family has been slowly sorting a parent’s or sibling’s home over weeks or months. The keep, donate and dispose piles are now defined, but moving the volume is beyond their capacity. The family needs a crew that will haul what they have sorted without re-sorting it or questioning their decisions.
Immediate action: Have the piles labelled clearly before our arrival (coloured tape or signs work). Confirm donation routing in advance. Furniture Bank, Habitat ReStore and animal rescues have specific intake rules. Coordinate the dispose pile for regulated waste segregation (electronics, batteries, chemicals).
Scope: We arrive with the right trucks for the volume, hand-load the pre-sorted piles without re-questioning family decisions, drop donations to Furniture Bank, Habitat ReStore or your preferred charity with weigh tickets, and manifest regulated waste. Typical family-sort haul $800 to $2,800, same-day to 2-day turnaround with crew of 2 to 3. Receipts and weigh tickets for the estate file.
Qualified contractor response: Needs the discipline to NOT re-sort what the family has already decided (biggest frustration families report with hoarding haul crews), donation routing partnerships, weigh-ticket documentation, and the right trucks for the volume. Avoid any crew that tries to upsell additional sorting services after you have already done it.
Post-Cleanup Haul After a Deep Clean by Another Crew
Symptom: A deep cleaning service, a mold remediation crew or a construction team has done their work and left behind debris, old materials, demolition waste, or discarded contents. The homeowner or landlord needs it hauled away cleanly.
Immediate action: Confirm what is in the pile. Some demolition debris requires asbestos clearance before haul (homes built pre-1990). Flag any contamination risk (biohazard, chemicals, mold-contaminated material) so we bring the right PPE and manifests. Coordinate loading access.
Scope: We assess for hazard content, PPE as needed, hand-load into appropriate trucks (construction debris goes different route than contents), manifest regulated waste, drop reusable materials at Habitat ReStore where applicable, and leave the site clean. Typical post-cleanup haul $1,000 to $3,500, same-day to 2-day with crew of 2 to 3.
Qualified contractor response: Needs hazard-content assessment capability, asbestos awareness for pre-1990 homes, biohazard carrier if mold-contaminated or biohazard-touched materials are in the pile, and manifested disposal. Avoid any crew that quotes without seeing the pile first.
Fixed Window for Family or Executor Timeline
Symptom: A family or executor has a specific window. A vacation week, a probate deadline, a pre-sale listing date. When the property must be cleared. The person managing it is only available Thursday to Sunday. They need a crew that can do the whole job inside that window.
Immediate action: Give us the window with the start date and the HARD end date. Identify any keepsakes BEFORE the window starts. Coordinate parking and access for the trucks. If the window is during a condo move window, book the service elevator in advance.
Scope: We size the crew to the window (3 to 7 people depending on volume), run multiple truck loads per day, route donations to partners who are open on weekends if the window includes weekends (Furniture Bank Saturday only), manifest regulated waste through our weekend-capable carrier, and finish on the end date. Cost $1,500 to $5,500 for a 2 to 4 day window, with weekend premium if applicable.
Qualified contractor response: Needs crew-scaling capability (not just one small team), weekend donation and disposal partners, condo service elevator booking experience, and the willingness to commit to the hard end date in writing. Avoid any crew that only works weekdays or cannot scale beyond a 2-person team.
