“How much will this cost?” is usually the second question families ask us, right after “Can you help?” It deserves a straight answer. Hoarding cleanup in Toronto typically costs between $1,800 and $12,000 for most projects. That is a wide range, so this post explains what puts a job at the low end or the high end, and how to make sure the number you are quoted is the number you pay. The Five Things That Move the Price

1. Square footage and rooms affected. More rooms means more crew hours. A whole house costs more than a hallway and kitchen.

2. Hoarding level. On the 1 to 5 scale, level 3 homes still have paths and usable rooms. Level 5 homes need exits cleared before anything else and take much longer to sort.

3. Biohazards and pests. Waste, droppings, mold, sharps or decomposition require full PPE, containment and licensed disposal. That adds cost, and it is priced as its own line.

4. Disposal weight. Transfer station fees follow weight. Paper and books are heavy. Donations and recycling bring this line down.

5. Access and deadlines. Walk-ups, condo elevator bookings and Property Standards Order deadlines that need a 72-hour start all add time.

A low quote that leaves out disposal, disinfection or sorting is not really lower. Ask for the total, in writing, for the whole job.
